York Region is one of the busiest parts of our week. We install across the Greater Toronto Area — Durham Region, York Region and East Toronto — and the northern York communities have a distinct mix of housing: large newer builds, estate lots, and older village homes with windows that were never standard.
Here is what we typically see in Newmarket, Aurora, King City and Woodbridge, followed by the pricing and process that are the same wherever you are.
Newmarket
Most Newmarket work is in the newer subdivisions off Yonge and Davis — two-storey builds with tall great-room windows and a builder-grade blind that lasted about three years. Zebra blinds on the main floor and blackout rollers upstairs is the most common package we quote here.
Older homes near Main Street South are a different job: out-of-square openings, deeper sills, and trim worth mounting inside rather than covering.
Aurora
Aurora homes often pair a two-storey front window with a wide rear patio door. That combination usually means a motorised roller on the high window — because nobody wants a ladder twice a day — and either vertical blinds or a wide-panel zebra on the door.
In the older Aurora Heights and Regency Acres pockets, we see a lot of bay windows where three separate shades read better than one oversized panel.
King City
King City is estate-lot territory: large glass areas, high ceilings, and rooms where the window covering is part of the finish rather than a utility item. Motorised blinds with group control are the norm, and shutters or lined drapery often go on the front-facing rooms.
Sun exposure on open lots is intense, so solar-screen fabric with a stated openness factor matters more here than in a shaded subdivision.
Woodbridge
Woodbridge homes tend to be generous in size with formal front rooms and arched or transom windows above the entry. Custom-shaped coverings for the arch, plus zebra or roller shades below, is the usual solution.
Basement apartments and finished lower levels are common in this area too, and those short, wide windows are one of the few places where a simple roller shade beats everything else on both price and fit.
